Ten Steps to a Hassle-Free Close | ClosingTalk

All of the central valley cities are seeing some of the same home prices that were seen around this same time of year in 2009.
I have been attempting to evaluate whether this time of year is better for buyers.And while I can tell that the prices fall in the Winter and early Spring there still isn't as drastic of home prices falling as the general public think. What makes this a difficult market for buyers are 2 very important factors
1. Investors
2. Short Sales
Investors are buyers with cash in hand.Most sellers prefer to have cash.There is no waiting around for a bank to fund a loan.No appraisal requirements etc.
Short Sales-Don't get me started. I think that short sales are the biggest waste of time for buyers.Short sales are never quick to close (unless the are an approved Short Sale) , they are all over the market showing as Active when the truth of the matter is the Short Sale already has an accepted offer, Short Sales will have my buyers waiting for months! Just to find out that the bank that has the note refuses to agree to the terms of the offer.Let's just say I DON'T LIKE SHORT SALES!

As a Real Estate Agent that represents area buyers I feel as though a market full of Short Sales is almost as bad as being a sellers market.Everybody is hunting for the foreclosures.No body wants to deal witht he bank and their rediculous demands. Which means that int he area of Foreclosures...there are slim pickings.

Although there are slim pickings, I am skilled at guiding my buyers in the direction of affordable available properties. I make it my business to meet my clients needs quickly. No potential buyer wants to waste their time.

Hopefully some of the local are Real Estate Agents feel the same.Having their buyers best interest at heart.
